Roofing Contractor in Sarasota, FL Built for Gulf Coast Wind, Salt & Storms
Sarasota roofs deal with conditions most of the country never sees. Summer UV indexes hit 10–11+, about 50–55 inches of rain falls mostly in four months, lightning shows up almost daily, and salt air drifts in off the Gulf and Sarasota Bay. Then there are the hurricanes: Ian, Idalia, Helene and Milton all hit in just three years. On top of that, insurers are turning down older roofs, so homeowners and condo boards are under real pressure. Sarasota Roof Masters repairs and installs tile, metal, shingle and flat roofs with code-compliant fastening and corrosion-resistant materials picked for these exact conditions.
We work with homeowners, condo associations and business owners on everything from clay barrel tile in Laurel Park to mid-century flat roofs on Siesta Key and concrete tile in Lakewood Ranch. Every client gets a written roof assessment. We pull the permits and get HOA architectural approval in places like Osprey, Palmer Ranch and Longboat Key. Installs are planned around the afternoon storm season, and you'll get regular updates from tear-off through final cleanup. If you're up north for the summer, you'll get photo updates too.

Why Sarasota Roofs Need a Gulf Coast Roofing Contractor
A roof that would last 30 years in Ohio can wear out years early in Sarasota. Our heat, rain, salt, wind codes and insurance market all play a part. If you know what's working against your roof, it's much easier to decide when to repair, when to replace and what to build with.
Heat, UV, Rain and Hurricanes: Sarasota's Climate Load
From June through September, highs sit around 90–92°F and heat indices regularly go past 100°F. On a sunny afternoon, dark asphalt shingles get far hotter than the air. That speeds up granule loss, dries out the asphalt and makes shingles curl. UV indexes of 10–11+ break down sealants, rubber pipe boots and any underlayment left exposed at the edges. Most of our 50–55 inches of yearly rain comes in near-daily afternoon storms with wind-driven downpours, and Tampa Bay/Sarasota is one of the most lightning-active areas in the country. Hurricane season runs June 1 to November 30. Milton came ashore near Siesta Key in October 2024 and stripped shingles and tile, tore off soffits and lifted underlayment across the metro. Design wind speeds here run about 140–160+ mph, and the barrier islands are at the high end.
Clay Tile, Mid-Century Flat Roofs and Post-War Ranches
Sarasota's building eras each come with their own roof problems. Mediterranean Revival homes from the 1920s boom in Laurel Park, Burns Court and Towles Court still have clay barrel tile. The Sarasota School of Architecture left flat and low-slope roofs on Lido Shores, Bird Key and Siesta Key, and those roofs tend to pond water. Ranch subdivisions from the 1950s–70s, such as Gulf Gate Estates, Southgate, Kensington Park and Bee Ridge, have concrete block homes. Many still have 1x board decking, weak roof-to-wall connections and leaky flat-roof Florida rooms. Tile roofs on homes built in the 1980s–2000s in Palmer Ranch, Osprey and West Bradenton are now reaching the end of their underlayment's 20–25 year life, even though the tile itself still looks fine.
Permits, Wind Codes, HOAs and Florida's Roof Laws
Re-roofing falls under the 8th Edition (2023) Florida Building Code. You need a permit in the City of Sarasota, unincorporated Sarasota County, Manatee County, Bradenton, Palmetto and Longboat Key, with in-progress and final inspections. Every product needs Florida Product Approval or a Miami-Dade NOA. Re-roofs have to include a secondary water barrier and deck re-nailing to current standards. Homes valued at $300K or more may also need roof-to-wall connection upgrades. Under Florida's 2022 roof law, a roof built to the 2007 or later code can't be forced into full replacement if less than 25% of it is damaged. Historic properties in the city may need preservation review. HOAs in Lakewood Ranch, Palmer Ranch and Osprey decide which tile profiles, colors and metal styles you can use before any work starts.
Insurance Pressure and Who Lives Here
Sarasota County's median age is around 57, and many owners are seasonal residents who are away when storms hit. Carriers are leaving Florida, wind deductibles often run 2–5% of dwelling coverage, and many insurers won't renew shingle roofs older than about 10–15 years. That means plenty of roofing decisions here start with a 4-point or wind mitigation inspection, not a leak. Wind mitigation credits for hip roofs, secondary water barriers and roof-to-wall clips or straps can bring premiums down noticeably. Owners on the barrier islands and in Lakewood Ranch often choose premium tile and standing seam metal. In Gulf Gate, Oneco and Ellenton, owners usually weigh financing and insurance deadlines first.
Common Roofing Problems We See Across Sarasota and Manatee
Most roof problems in our area come from a short list of causes: wind, water, heat, salt and age. Below are the ones we see most often, why they're so common here and what to watch for. The sooner you catch them, the cheaper they usually are to fix.
Hurricane and High-Wind Damage Emergency
Missing or creased shingles, cracked or displaced tile, lifted ridge caps, peeled metal edges and exposed underlayment from tropical storm or hurricane winds. Once the protective layer is gone, the next rain goes straight into the decking and attic.
Why it's common hereSarasota and Manatee are wind-borne debris regions with design wind speeds of about 140–160+ mph. Milton made landfall near Siesta Key in 2024 and caused widespread shingle and tile loss, torn soffits and lifted underlayment. Helene had pushed historic surge onto Longboat Key and Cortez just weeks earlier. Older roofs installed before the 2002 wind standards, especially in post-war ranch neighborhoods, often have weaker nailing patterns and roof-to-wall connections. That's why they fail first when gusts go past their limits.
Signs you'll notice- Shingles, tile pieces or ridge caps in the yard
- Exposed black underlayment or bare decking
- New water stains on ceilings after a storm
- Torn or hanging soffit panels
- Bent drip edge or lifted metal panel edges
- Daylight visible in the attic
After Milton we saw heavy damage on barrier-island homes on Siesta Key and Longboat Key and on older shingle roofs in Gulf Gate Estates and Southgate. Soffits blew out all across Palmer Ranch. Snowbird-owned homes often went weeks before anyone looked at them.
Our fix: Emergency tarping or same-day dry-in, photo documentation for your insurer, then a code-compliant repair, or a replacement when more than 25% is damaged on pre-2007 roofs.
Failed Underlayment Beneath Tile Roofs Serious
Concrete and clay tile can last 50 years or more, but the felt underlayment under it usually lasts only 20–25 years in our heat. When that felt dries out and cracks, water that slips past the tile reaches the deck, even though the roof looks fine from the street.
Why it's common hereThousands of tile roofs went on homes and condos in Palmer Ranch, Osprey, Bradenton and West Bradenton during the 1980s–2000s, and their original felt is now worn out. Heat in Sarasota's attics and on roof surfaces speeds up the decline, and wind-driven summer rain pushes water under the tile laps. Mortar ridges crack over time too. Tile prices and lead times have gone up since 2022, so the best long-term fix is often a careful lift-and-relay that reuses good tile.
Signs you'll notice- Stains appearing only during heavy wind-driven rain
- Cracked, slipped or broken tiles
- Crumbling mortar at ridges and hips
- Rusted valley metal
- Soft spots felt when walking near eaves
- Insurer flagging roof age on a 4-point
This is very common in 1990s Palmer Ranch villages, Osprey gated communities and West Bradenton subdivisions. We also see it on Mediterranean Revival homes in Laurel Park, where the clay barrel tile is worth saving but the felt under it is long past its life.
Our fix: Remove the tile, install a self-adhered underlayment that serves as the secondary water barrier, re-nail the deck, replace the valley metal, then put the sound tile back and replace broken pieces with matching tile.
Ponding and Leaks on Flat and Low-Slope Roofs Serious
Water that sits on a flat roof for more than 48 hours. It breaks down built-up, modified bitumen and older membranes, opens seams and eventually leaks through into ceilings and walls.
Why it's common hereSarasota has a lot of flat roofs. There are the mid-century modern homes on Lido Shores and Siesta Key, plus countless Florida room and carport add-ons in Gulf Gate, Kensington Park and Southgate. Over the years the decks sag, drains and scuppers clog with leaves, and old stucco parapets crack. During summer, near-daily downpours can drop several inches in an hour, and a flat roof with poor drainage just can't move that much water off fast enough.
Signs you'll notice- Standing water a day or two after rain
- Blistered or alligatored surface
- Open seams or split flashing at walls
- Ceiling stains in Florida rooms or additions
- Clogged scuppers or drains
- Algae rings where water sits
We see this a lot at the joint between pitched roofs and flat additions in post-war ranch neighborhoods. It also shows up on Sarasota School homes on Siesta Key and Lido Shores and on condo and commercial low-slope roofs along US-41.
Our fix: Fix drainage with tapered insulation or added scuppers, repair or replace the membrane with TPO, modified bitumen or an elastomeric coating, and re-flash the parapets and wall joints.
Salt-Air Corrosion of Flashing and Fasteners Moderate
Rust and pitting on drip edge, valley metal, step flashing, exposed fasteners, vent caps and HVAC stands. As the metal corrodes, it leaves gaps, staining and loose parts that let water in and weaken wind resistance.
Why it's common hereSalt air from the Gulf, Sarasota Bay, Little Sarasota Bay and the Manatee River settles on every metal surface, and our humidity keeps it damp. Standard galvanized fasteners and thin painted flashing can rust within a few years near the water. Helene's surge also soaked coastal roofs and equipment with salt water. Coastal homes need stainless or coated fasteners and matched metals, or the trim gives out long before the roof covering does.
Signs you'll notice- Orange or brown rust streaks on fascia
- Pitted or flaking drip edge
- Loose or rusted exposed fasteners
- Corroded valley metal under tile
- Rusty HVAC stands or vent caps
- White chalky residue on metal panels
This is worst on Longboat Key, Siesta Key, Cortez and in homes along the Manatee River in West Bradenton and Palmetto. We also find it on standing seam and 5V crimp roofs where the wrong fasteners or mixed metals were used.
Our fix: Replace corroded flashing, drip edge and fasteners with corrosion-resistant metals that work with the roof covering, and seal and coat any exposed equipment mounts.
Heat and UV Aging of Asphalt Shingles Moderate
Shingles wear out early from constant heat and UV. They lose granules, curl, crack and lose their seal strips. The roof gets weaker against wind uplift and the asphalt underneath is left exposed to the sun.
Why it's common hereDark shingles in Sarasota run much hotter than the air on summer afternoons, and the UV index stays high year-round. That dries out asphalt fast. A shingle rated for 25–30 years might give you 15–18 here. Rubber pipe boots crack even sooner. Insurers often won't renew shingle roofs past about 10–15 years, so aging shingles can cost you coverage as well as cause leaks.
Signs you'll notice- Granules collecting in gutters or at downspouts
- Curled or cupped shingle edges
- Bald or shiny patches
- Cracked rubber pipe boots
- Shingles lifting in moderate wind
- Hot upper rooms and high cooling bills
This is common in Bee Ridge, Samoset, Oneco and Kensington Park, where single-story concrete block homes have been through several shingle replacements. We also see it on south- and west-facing slopes in Fruitville subdivisions with little shade.
Our fix: Replace pipe boots and seal it up if the roof is young. Otherwise, replace it with high-wind-rated architectural shingles, better attic ventilation and a secondary water barrier.
Leaks at Skylights, Chimneys and Pipe Penetrations Moderate
Water getting in where something passes through the roof, like a skylight curb, chimney, plumbing stack, exhaust vent or solar mount. The flashing or sealant there has failed even though the rest of the roof is still in good shape.
Why it's common hereUV breaks down caulk and rubber boots quickly here, and wind-driven rain pushes water sideways into joints that would stay dry in a vertical rain. Older homes often have skylights or chimney flashing from earlier re-roofs that were never redone, and new penetrations get added for solar and HVAC. Lightning-season power surges also lead to vent and equipment changes, and those sometimes leave gaps in the flashing behind.
Signs you'll notice- Drips or stains near a skylight frame
- Water rings around ceiling vents
- Damp chimney chase or interior wall
- Cracked or missing sealant at curbs
- Leaks only during windy storms
- Musty smell in a single room
Skylight leaks are especially common in mid-century homes in Sarasota proper and on Siesta Key. Downtown Sarasota and Laurel Park homes with original chimneys often have failing step and counter flashing.
Our fix: Find the leak with targeted testing, then rebuild the flashing with new step, counter or curb flashing and UV-stable boots instead of just adding more caulk.
Algae Streaking, Mildew and Rotted Fascia Minor
Black streaks of Gloeocapsa magma algae, mildew and moss, plus soft or rotted fascia and soffit wood. It often starts as a looks problem, but it holds moisture against the roof edge and speeds up decay.
Why it's common hereHigh year-round humidity, warm nights and frequent rain give algae ideal conditions, especially on shady north-facing slopes and under oaks. Gutters that overflow during summer downpours keep fascia boards wet, and old wood fascia on 1960s–70s ranch homes rots from the back side. Many HOAs in Lakewood Ranch and Palmer Ranch send violation notices for roof staining.
Signs you'll notice- Black or dark green streaks on shingles or tile
- Moss on shaded slopes
- Peeling paint on fascia boards
- Soft wood when pressed
- Sagging or detached soffit panels
- Gutters pulling away from the house
We see heavy streaking on tree-shaded lots in Southgate and Kensington Park and on light-colored tile in Lakewood Ranch and Palmer Ranch. Fascia rot is common on older ranch homes throughout Bee Ridge and Gulf Gate Estates.
Our fix: Soft-wash cleaning that's safe for the roof material, replacement of rotted fascia and soffit, and gutter or gutter guard improvements to keep water off the wood.
Roofing Services Built for Sarasota's Coast and Climate
We handle residential, condo and commercial roofing across Sarasota and Manatee counties, from fixing a single leak to replacing an entire roof. Every project is built to Florida's high-wind requirements, with materials picked for heat, salt air and summer rain. You'll get a written assessment before we recommend anything.
Tile Roofing (Concrete & Clay) ⭐ Specialty
Tile roof repair, underlayment replacement, lift-and-relay and new tile installation. Our work covers concrete S-tile, flat profiles, shake-look tile and clay barrel tile. We fix cracked or slipped tiles, rebuild mortar or foam-set ridges and replace rusted valley metal.
Our approachWe put down self-adhered underlayment as a secondary water barrier and use approved adhesive or mechanical attachment for high-wind zones. Valleys get corrosion-resistant metal. When we can, we salvage sound tile, and we source matching profiles and colors.
In Sarasota, FLThis fits the 1990s tile roofs in Palmer Ranch, Osprey and West Bradenton that are now reaching the end of their underlayment's life, Mediterranean Revival clay tile in Laurel Park that may need historic review, and Lakewood Ranch homes where the HOA requires an approved tile profile.
Best for: Homeowners with tile roofs that look fine but leak in storms, owners whose insurer is flagging roof age, and anyone planning a premium tile re-roof.
Metal Roofing: Standing Seam, Steel, 5V & Corrugated ⭐ Specialty
Residential and commercial metal roof installation and repair. That includes standing seam, 5V crimp, corrugated and steel panel roofs, along with matching flashing, drip edge and steel roof flashing details for metal systems.
Our approachWe install concealed-fastener standing seam or exposed-fastener panels with Florida-approved clips and fastening schedules. Underneath goes a high-temperature self-adhered underlayment. On the coast we use metals and fasteners that work together so the roof doesn't corrode early.
In Sarasota, FLMetal makes a lot of sense on Siesta Key, Longboat Key and in Cortez, where 5V crimp is a classic look. It's also popular with Lakewood Ranch owners who want a reflective, cooler roof. We repair loose fasteners and rust on older metal roofs near Sarasota Bay.
Best for: Coastal homeowners, owners planning to stay long-term who want strong wind performance, and anyone looking to cut summer cooling costs with a reflective roof.
Roof Repair, Patching & Leak Detection
Targeted roof repair, patching, shingle repair, damage repair and leak detection. That covers skylight and chimney leaks, failed pipe boots and the slow, hard-to-find leaks that only show up in wind-driven rain.
Our approachWe trace each leak with an attic inspection, moisture checks and targeted water testing, then fix the actual cause. Flashing and boots get rebuilt instead of just caulked over. You get photo documentation of every repair.
In Sarasota, FLWe fix summer storm leaks in Gulf Gate and Southgate ranch homes, skylight leaks in mid-century Sarasota homes, and dry-season leak repairs from November through May, when calm weather makes for longer-lasting fixes.
Best for: Roofs with plenty of life left that have a specific leak or a small damaged area.
Emergency Roof Repair & Tarping
Emergency roof repair, roof tarp installation and temporary dry-in after hurricanes, tropical storms, falling limbs and lightning damage. The goal is to stop water from getting inside the house right away.
Our approachWe secure tarps properly with battens so they hold up through afternoon storms, photograph all the damage for your insurance claim and lay out a permanent repair plan once things settle down.
In Sarasota, FLThis is essential during hurricane season for barrier-island homes and for snowbird owners who are out of state. After Helene and Milton, poorly installed tarps around the metro tore loose in later storms and let more water in.
Best for: Storm-damaged roofs, active leaks during the wet season and absentee owners who need someone to assess the damage and protect the home.
Roof Replacement & New Roof Installation
Complete tear-off and replacement, plus new roof installation on additions and new construction, in tile, metal, shingle or flat systems. We also handle dry-season replacements timed for Sarasota's calmer months.
Our approachWe pull the permit, re-nail the deck to current code, install the secondary water barrier, upgrade roof-to-wall connections where required and use only Florida Product Approved materials. Each day's tear-off is dried in before the afternoon storms arrive.
In Sarasota, FLThis includes post-war concrete block homes in Kensington Park and Bee Ridge with old board decking, insurance-driven replacements across Bradenton and Ellenton, and HOA-approved re-roofs in Palmer Ranch and Lakewood Ranch.
Best for: Roofs at the end of their life, roofs your insurer won't renew and pre-2007 roofs with significant storm damage.
Asphalt Shingle Roofing: Architectural & 3-Tab
Installation of architectural (dimensional) shingles and 3-tab shingles, along with shingle repair and replacement. We install high-wind-rated shingle systems with the right starter strips and ridge caps.
Our approachWe follow the manufacturer's high-wind nailing pattern, use algae-resistant and reflective shingle options, install self-adhered underlayment and balance intake and exhaust ventilation to cut down heat damage.
In Sarasota, FLShingles are the cost-effective choice for ranch homes in Samoset, Oneco, Southgate and Fruitville. Algae-resistant granules keep away the black streaking that's so common under shady oaks.
Best for: Homeowners on a budget, owners facing an insurance deadline and homes where tile or metal isn't required or practical.
Flat Roofing: TPO, EPDM & Flat Roof Replacement
Flat roof repair and replacement using TPO, EPDM rubber and modified bitumen systems on low-slope homes, Florida rooms, carports and additions.
Our approachWe use heat-welded TPO seams, fully adhered EPDM and tapered insulation to get rid of ponding. Parapets and wall joints are re-flashed, and scuppers or drains are sized for summer downpours.
In Sarasota, FLThis is the go-to fix for Sarasota School of Architecture homes on Siesta Key and Lido Shores and for the many leaking flat additions on post-war homes in Gulf Gate Estates and Kensington Park.
Best for: Ponding flat roofs, aging built-up roofs and flat additions that leak where they meet the main roof.
Commercial Roofing & Commercial Roof Repair
Commercial roof repair, replacement and maintenance for retail buildings, offices, condo associations and multifamily properties. We work with TPO, modified bitumen, metal and coating systems.
Our approachWork is scheduled to keep disruption for tenants and residents low. We document conditions for boards and property managers and coordinate permits, inspections and phased installs.
In Sarasota, FLThis serves condo towers on Longboat Key and Siesta Key that manage roofs under post-Surfside milestone inspection laws, and commercial strips along US-41 and US-301 in Sarasota and Bradenton.
Best for: Condo associations, property managers and business owners who need reliable low-slope roofs and clear reporting.
Roof Inspection & Maintenance
Roof inspections and maintenance plans, with a written roof assessment that covers condition, remaining life and recommended repairs. It's useful for buying, selling, insurance renewal or planning ahead.
Our approachWe check the roof covering, flashing, penetrations, attic ventilation and decking, take photos of the findings and lay out priorities. Maintenance visits clear debris, reseal penetrations and catch small problems early.
In Sarasota, FLBefore hurricane season, it's smart to have a roof checked if you're facing a 4-point or wind mitigation inspection, and our written assessment supports those inspections. We also offer post-storm checks for snowbirds who can't inspect their own homes.
Best for: Owners facing insurance renewal, home buyers and sellers, and anyone who wants to get more years out of their roof.
Roof Restoration, Coatings & Waterproofing
Roof restoration, coating application and waterproofing for flat roofs, metal roofs and manufactured homes, adding life and reflectivity without a full replacement.
Our approachWe clean, repair seams and fasteners, prime, then apply elastomeric or silicone coatings at the right thickness. Reflective finishes help bring rooftop temperatures down.
In Sarasota, FLThis works well for roof-overs in manufactured home parks in Oneco, Ellenton and Palmetto, older metal roofs near the coast and commercial flat roofs facing high summer cooling bills.
Best for: Roofs that are structurally sound but aging, budget-minded owners and anyone looking to lower cooling costs.
Roof Flashing: Chimney, Drip Edge & Metal Roof Flashing
Chimney flashing repair, chimney leak repair, drip edge flashing, steel roof flashing and flashing for metal roofs. We replace the metal details where most leaks start.
Our approachWe install step and counter flashing, cricket flashing behind wide chimneys and new drip edge, all in metals that are compatible with your roof and hold up in salt air.
In Sarasota, FLWe replace rusted drip edge and valley metal on Longboat Key, Cortez and West Bradenton homes, and rebuild chimney flashing on older Downtown Sarasota and Laurel Park homes.
Best for: Leaks at chimneys or walls, rusted roof edges and metal roofs with failing trim details.
Soffit, Fascia, Ventilation & Gutter Guards
Soffit and fascia installation, roof ventilation installation and gutter guard installation. We repair the roof edge and keep heat and moisture under control.
Our approachWe replace rotted fascia, install vented soffit that's properly secured against wind, balance ridge and soffit ventilation and add gutter guards that keep oak leaves and debris out.
In Sarasota, FLThis includes soffits torn off by Milton in Palmer Ranch and Osprey, rotted fascia on 1960s ranch homes in Bee Ridge and hot attics throughout Sarasota that drive up cooling bills.
Best for: Storm-damaged soffits, rotting roof edges, hot attics and homes under heavy tree cover.
Specialty Roofing: Slate, Cedar Shake & Copper
Slate roof installation, cedar shake roofing and copper roofing and accents for custom and luxury homes that want a distinctive look.
Our approachWe use specialty fastening, appropriate underlayments and careful detailing so these materials meet Florida wind requirements and handle our heat and humidity.
In Sarasota, FLWe do custom work on Bird Key, Longboat Key and Siesta Key homes and on architect-designed residences, where copper accents and premium materials have to pass HOA or design review.
Best for: Luxury and custom homes, architectural accents, and owners who want a premium material and are willing to maintain it.

Why Sarasota Homeowners and Associations Choose Sarasota Roof Masters
We Build for Gulf Coast Conditions, Not Generic Ones
A roof in Sarasota has to handle 90°F-plus summers, UV indexes above 10, salt air and hurricane-force wind. We pick fasteners, flashing metals and underlayments for those conditions, and we use corrosion-resistant hardware on Siesta Key, Longboat Key and in Cortez. We know how a 1960s Gulf Gate ranch home differs from a 1990s Palmer Ranch tile home or a mid-century flat roof on Lido Shores, and we design each repair or replacement around how that home was actually built. That's how you avoid the leaks that show up the first summer after a cookie-cutter job.
Bonded and Insured, With Nothing to Hide
After Helene and Milton, out-of-state storm chasers and unlicensed contractors showed up all over Sarasota and Manatee. Sarasota Roof Masters is bonded and insured, so you're protected if anything goes wrong on your property. We encourage every homeowner to verify any contractor's state license on the Florida DBPR website before signing anything, and to ask for proof of insurance. A local company with nothing to hide welcomes those questions. We'd rather earn your trust with paperwork than with a sales pitch at your door.
A Written Roof Assessment Before Any Recommendation
Every client gets a written roof assessment with photos of what we found, what's urgent, what can wait and what each option costs. If a repair will hold, we'll tell you so. If your roof was built to the 2007 or later code and less than 25% is damaged, we'll explain what Florida law means for you. Pricing is itemized, including any code-required items like deck re-nailing or a secondary water barrier, so you can compare bids fairly.
Permits and HOA Approvals Handled for You
Re-roofing requires permits in the City of Sarasota, Sarasota and Manatee counties, Bradenton, Palmetto and Longboat Key. Most communities in Lakewood Ranch, Palmer Ranch and Osprey also require architectural review approval for tile profiles, colors and metal styles. We prepare the submittals, file the permits and schedule the inspections, so you don't have to chase paperwork. If your home is in a historic district, we'll flag that early so the review doesn't delay your project.
Installs Planned Around Sarasota's Storm Season
Summer afternoon thunderstorms are about as predictable as anything in Sarasota, so we plan around them. Crews start early, tear off only what can be dried in the same day and button up before the rain. We push full replacements toward the drier November–May window when we can, and we keep emergency repair and tarping available when hurricanes force the issue. Your home stays protected at every stage of the project.
Steady Updates, Even When You're Up North
A lot of our clients are seasonal residents who aren't in Sarasota when storms hit or when work is scheduled. We send regular updates from tear-off through final cleanup, with photos of the progress, the deck condition and the finished roof. Condo boards and property managers get the documentation they need for their records and reserve planning. You'll always know what's happening on your roof without having to call around for answers.
Financing That Fits Insurance Deadlines
When your insurer sets a deadline to replace or certify your roof, waiting to save up usually isn't realistic. Financing is available, so homeowners in Gulf Gate, Oneco, Ellenton and across our service area can get the roof they need now and pay over time. We'll walk you through the options alongside your proposal, and we'll point out upgrades like a secondary water barrier and roof-to-wall connections that may earn wind mitigation credits.

How Much Does a Roof Cost in Sarasota?
Roofing prices here depend on material, roof size, Florida code requirements and how close you are to the water. The ranges below are typical for the Sarasota–Bradenton market. Your written assessment will give you exact numbers for your home.
Roofing Material & System Primary Factor
Material makes the biggest difference. Architectural shingles are the most affordable full-replacement option. Concrete tile and standing seam metal often cost two to three times as much per square, while clay tile, copper and slate cost more still. Flat roofs fall somewhere in between depending on whether you choose TPO, modified bitumen or a coating. Tile prices and lead times have gone up since 2022, so your tile choice and whether existing tile can be reused both affect the final number.
Roof Size, Pitch & Complexity Primary Factor
Roofs are priced by the square (100 square feet). A simple single-story hip roof on a Southgate ranch costs much less to work on than a steep, cut-up roof with multiple valleys, dormers, skylights and a chimney. Each penetration and valley adds flashing labor. Two-story homes and tile roofs that need careful handling take more labor and safety setup, which is why two homes of the same size can come in thousands of dollars apart.
Florida Code Upgrades Significant Factor
Re-roofs have to include a secondary water barrier and deck re-nailing to current standards, and qualifying homes valued at $300K or more may need roof-to-wall connection upgrades. Older ranch homes with 1x board decking may need sheathing replaced as well. These items add cost, but they also make the roof stronger and can earn wind mitigation premium credits that pay you back over time.
Coastal Exposure & Corrosion Resistance Significant Factor
Homes on Siesta Key, Longboat Key, in Cortez and along the bays need corrosion-resistant fasteners, flashing and metals that are compatible with each other. They're also built to the higher end of local design wind speeds. Barrier-island access, parking, elevated homes and floodplain rules can add labor and logistics. Those upgrades cost more at first, but they keep the roof from rusting out in a few years.
Permits, HOA Requirements & Tear-Off Secondary Factor
Permit fees vary by jurisdiction. HOAs may require specific tile profiles or metal colors that cost more than standard options. Tearing off multiple old layers, disposing of heavy tile and repairing rotted decking also add to the price. We list each of these separately so you can see exactly where your money goes.
| Typical project | Details | Estimated range |

Financing is available to help you meet insurance deadlines or replace a failing roof without waiting. Ask about options during your assessment. A new code-compliant roof can help you keep or get insurance, may earn wind mitigation premium discounts and lowers cooling costs when you choose reflective materials. It also protects resale value in a market where buyers check roof age first.

Sarasota Roofing Questions, Answered
How much does a new roof cost in Sarasota?
Most Sarasota roof replacements fall between about $14,000 and $24,000 for architectural shingles on a typical 2,000 sq ft single-story home. Concrete tile usually runs $30,000 to $58,000 or more, and standing seam metal often lands in a similar or higher range. The final price depends on size, pitch, material, how much decking needs replacing and code upgrades like the secondary water barrier and roof-to-wall connections. Coastal homes on Siesta Key or Longboat Key may also need corrosion-resistant metals. Your written assessment breaks out every line item, and financing is available.
How long does a roof replacement take?
The work on the roof itself usually takes 1–3 days for a shingle roof and about 1–2 weeks for tile or metal, depending on size and weather. Permits, HOA architectural review and material ordering often add 1–4 weeks beforehand. HOAs in Lakewood Ranch and Palmer Ranch often meet only monthly, and tile lead times have been longer since 2022. During the summer rainy season, we tear off only what we can dry in before the afternoon storms arrive, which can stretch the schedule slightly but keeps your home protected.
Do I need a permit to replace my roof in Sarasota or Bradenton?
Yes. Re-roofing permits are required in the City of Sarasota, unincorporated Sarasota County, Manatee County, Bradenton, Palmetto and Longboat Key. Work is inspected at the in-progress or dry-in stage and again at final. All materials must carry Florida Product Approval or a Miami-Dade NOA. If you're in an HOA or a historic district, you'll likely need separate approval as well. We handle permits and HOA submittals for you. Be cautious of any contractor who suggests skipping the permit, because unpermitted work can cause trouble with insurance and resale.
My insurance company says my roof is too old. What should I do?
Start with a professional roof assessment. Many Florida carriers won't write or renew shingle roofs older than about 10–15 years, and they often ask for a 4-point inspection and a wind mitigation inspection. Sometimes repairs and documentation are enough. Other times a replacement is the only way to keep coverage. We'll give you a written assessment with photos so you can make the call with real information. If you do replace, upgrades like a secondary water barrier and roof-to-wall clips or straps may earn wind mitigation discounts. Financing can help you meet the insurer's deadline.
My tile roof looks fine. Why is it leaking?
The tile usually isn't the problem. The underlayment beneath it is. Concrete and clay tile can last 50 years, but the felt underneath typically lasts 20–25 years in Sarasota's heat. Once it cracks, wind-driven rain that gets past the tile goes straight to the deck. This is extremely common in 1980s–2000s homes in Palmer Ranch, Osprey and Bradenton. The fix is often lifting the tile, installing new self-adhered underlayment and putting the sound tile back, which costs less than all-new tile.
When should I call a roofer instead of waiting?
Call right away if you see active leaks, ceiling stains that are new or growing, missing shingles or tile after a storm, exposed underlayment or daylight in the attic. Small leaks in Sarasota turn into rotted decking, mold and drywall damage quickly because of the heat and humidity. Even without obvious damage, schedule an inspection after any named storm, before hurricane season starts and when your insurer asks about roof age. If you're out of state, we can assess the roof, send photos and tarp it if needed.
How can I protect my roof before hurricane season?
Get a roof inspection in spring, before June 1. Have loose shingles or slipped tiles secured, cracked pipe boots replaced, corroded flashing swapped out and soffits fastened properly. Clean gutters and scuppers so summer downpours can drain, and trim branches that hang over the roof. If you're re-roofing, a secondary water barrier, upgraded roof-to-wall connections and a hip roof design all improve wind resistance and may lower your premium. Snowbirds should arrange for someone to check the property after storms.
Is metal or tile better for a Sarasota home?
Both perform well here when they're installed to Florida high-wind standards. Standing seam metal is lighter, reflects heat to help with cooling bills and works especially well on coastal homes, as long as the metals and fasteners are compatible for salt air. Concrete tile offers great durability, the classic Florida look and is often required by HOAs in Lakewood Ranch and Palmer Ranch, but it's heavy and depends on its underlayment. Your HOA rules, budget, exposure and how long you plan to stay usually decide it. We'll compare both in your written assessment.
